Move in time for Christmas

September is traditionally a busy time in the housing market, the holidays are over and the children have gone back to school. There is often a rush to buy or sell before the bad weather sets in.
It’s never too early to get a quote for the legal fees for sale and purchase. As soon as your offer is accepted by the estate agents they will require your solicitors’ details.
As members of the Conveyancing Quality Scheme we on the majority of lenders approved panel of solicitors. This means we can act for both you and the lender. The lender therefore does not require a separate solicitor to represent them, sometimes having to have a different solicitor for the lender can make the process longer.
When your offer to purchase a property is accepted, once we receive details from the estate agents, we will make contact with the sellers’ solicitors to request a contract package. The contract package will included details of the sellers title, a plan showing the extent of what you are purchasing, fittings and contents form, Energy Performance Certificate and a property information form.
Whilst we are waiting for the contract package we will ask you to provide evidence of your ID and proof of where the funds you are using for the purchase are coming from. This may seem intrusive, but it is part of money laundering regulations.
If you are having a mortgage you will need to arrange this and also decide what type of survey you require.
When the contract package is received, we raise any queries we have with the sellers solicitors, report to you and order searches.
When we are happy that all queries have been answered, the mortgage offer has been received and all searches are clear, we will arrange to meet you to go through all the paperwork and get all the documents signed. We will discuss a date for exchange and completion. Remember you need to insure the property from exchange of contracts.
